Terms of Use

The short version: this is a free research tool built on public records. It is not advice, and it is not guaranteed to be right.

1. What this service is

PropertyDiSHi is a free, publicly accessible research tool that aggregates and analyses New York City public property records. It requires no account and no payment. By using it, you agree to these terms.

PropertyDiSHi is an independent private service. It is not affiliated with, endorsed by, or operated by the City of New York, any of its agencies, or any other public body.

2. Not advice

Nothing on this site is legal, financial, tax, investment, valuation or engineering advice, and nothing on it creates a professional relationship of any kind. It is not a title search, a lien search, a survey, an appraisal or an inspection, and it does not substitute for any of them. Decisions about buying, selling, financing, developing, leasing or litigating over a property should be made with qualified professionals, on the basis of the official records — not on the basis of this site.

3. Accuracy, and the limits of it

The information here is drawn from public records and is provided "as is", without warranty of any kind, express or implied, including any warranty of accuracy, completeness, currency or fitness for a particular purpose.

Specifically, and without limiting the above:

  • Public records contain errors, omissions and delays. Where the source record is wrong, our report will faithfully reproduce that error.
  • The absence of a record is not proof that the thing did not happen. Unpermitted work leaves no permit.
  • Derived figures — unused floor-area ratio, buildable area, estimated tax levy, per-unit ratios and similar — are estimates produced by formula. They are not authoritative determinations, and the estimated tax levy in particular will not match an actual bill.
  • Any written summary of a property is generated by a language model from that property's figures. It is a reading of the data, not a professional opinion, and it may be wrong.

4. Limitation of liability

To the fullest extent permitted by law, PropertyDiSHi and its operators accept no liability for any loss or damage — direct, indirect, incidental, consequential or otherwise — arising from your use of, or reliance on, this site or anything obtained through it. You use it at your own risk, and any decision you take on the basis of it is your own.

5. Acceptable use

You agree not to:

  • Use automated means to scrape, harvest or bulk-download the site, or to circumvent the request limits that keep it available for everyone.
  • Use the site or its contents to harass, stalk, intimidate or endanger any person.
  • Use the information here for any purpose prohibited by law, including any use regulated by fair-credit, tenant-screening or employment-screening legislation. This is not a consumer report and must not be used as one — not for tenant screening, not for credit, not for employment, not for insurance.
  • Attempt to disrupt, overload, probe or gain unauthorised access to the service.

We may restrict or refuse access to anyone who breaches these terms.

6. Property information and corrections

Information about properties, including owners of record and registered contacts, comes from public records that anyone may lawfully inspect. We do not publish private information, and we add no commentary of our own about individuals.

If you believe a figure is inaccurate, or you are an owner or managing agent with a concern about a property's page, write to contact@propertydishi.com. We read and respond to messages of this kind. See Contact.

7. Advertising

The site is supported by advertising. Advertisers have no influence over the contents of a report; the figures are computed from public records and are not for sale. What is collected, and how advertising cookies work, is set out in the privacy policy.

8. Intellectual property

The underlying public records are not ours and we claim no ownership of them. The site itself — its design, its text, its derived figures and the way the data is organised and presented — is ours, and may not be reproduced wholesale without permission. Quoting a figure about a property, with attribution, is fine.

9. Changes

We may change these terms and the service itself at any time. Changes take effect when posted here. The date at the top of this page tells you when it last changed.
